Scope of property rental services

1. DRAFT RENTAL STRATEGY

The full basis of cooperation is a thorough analysis of the current market. According to the results, we determine the amount of rent with the client and agree on a strategy plan depending on the client's requirements. 

2. PHOTO DOCUMENTATION

Excellent photo documentation is essential for the proper presentation of the property. In the first step, we prepare the property before the photo shoot so that there are no distracting objects, personal items, or photos in the photos. We adjust the final visual of the property with the basic steps of homestaging. We will then take a dozen photos and short videos. Last but not least, 3D photos are also taken. In the last step, we will edit the photos, I will prepare a short video and a 3D virtual tour. 

3. ARCHITECTURAL SERVICES

For a proper idea of ​​the space, we also prepare a floor planfor the advertisement, which must first be focused. 

4. ADVERTISING

We will use already prepared photo documentation of the property and a 3D inspection for the advertisement itself. We will prepare a professional advertisement text tailored to the offered property. Advertising takes place on the largest advertising portals and social networks.. 

5. INSPECTIONS AND THE TENANT

During the entire period of cooperation, we monitor current market developments, as well as potential interested parties. We cover visits with interested parties and check possible tenants in various registers and so-called blacklists. 

6. CONTRACTUAL DOCUMENTATION

We provide a reservation and rental agreement for the client. We are preparing a complete calculation of advance payments for energy, including their distribution. 

7. TRANSFER OF PROPERTY

We provide protocol handover of the property, write-off of the state of energy and record the state of the property upon handover. 

CONTRACTUAL SERVICE and ADDITIONAL SERVICES

After signing the contract, we consult with the client about his tax obligations,provide investment advice and open the issue of properly setting up real estate insurance. The client also has the option to order additional services from us, namely:

1. Stabilization of the relationship with the tenant - the service is to ensure the proper operation of the rental relationship. After signing, we hold a control meeting with the tenant, go over the terms of the lease agreement and write down the identified deficiencies in the property. 
2. Care of the tenant - we will ensure the inspection of the property and compliance with the terms of the lease agreement once a year. The package also contains contractual documentation for the extension or termination of the rental relationship and the calculation of real consumption per year. 
3. Apartment building administrator - we will ensure communication with the apartment building administrator and participation in meetings 2 times a year.
4. Individual additional services - in the case of client requests, we can mediate the necessary technical work on the apartment, cleaning or making the necessary changes in the lease agreement. 

RENTAL INSURANCE
